Phase 1 consists of 94 tan vinyl sided individual units in 24 four-plex buildings. Phase 2 consists of 140 grey duplex units in 70 buildings. Units are one or two bedrooms. A one-bedroom unit can house a maximum of two people, and a two-bedroom unit can house up to four people.
Phase 2 is the more wooded part of the property. Unique to the property is that natural heating gas is piped in from underground. Water is supplied by Hampstead Area Water Company. Fire and rescue service is provided by a very responsive volunteer department.

Where & Who Are We? Our property is located in southeastern New Hampshire in the town of Atkinson, NH. We are approximately 4 miles from Route 495 North and South. BW is not an over 55 community. Our neighborhoods are safe and we welcome residents of all ages. Our wooded property offers plenty of open space for walking trails; a fitness center, RV lot, tennis court, a swing and slide set for young children, and a clubhouse with a 40,000 gallon outdoor pool. We are pet friendly and allow one pet per household.

Our Community We offer our unit owners a free area for planting in our fenced in roto-tilled garden. During the summer months and at harvest time, our residents share their excess garden produce with the community. Our clubhouse is the scene of frequent community events, baby showers, birthday parties and Association events and monthly Board meetings. The Clubhouse and kitchen are available to unit owners for a small rental fee.

Bryant Woods is professionally managed. There is an active 5-member volunteer Board of deeded unit owners, and over 60 volunteers who participate in numerous committees which work through-out the property to keep our maintenance costs down. The collective efforts of our volunteers keep the complex green and blooming. Annually, Board members and volunteers conduct a property walk in the spring to assess each building and inspect for winter damage. This proactive approach maintains the value and unit owner equity throughout the property. The association also has a very active Finance Committee. This oversight committee regularly reviews expenditures, with Board concurrence, focused on keeping the association fiscally sound. Annually all accounts are reviewed by an outside CPA firm. Through thrift and prudent spending, the all-important Reserve Fund, the fund that pays for roads, septic systems roofs, and replacement costs, is healthy and well. The condo fees are stable and some of the lowest in southern NH. Each unit’s condo fee is uniform throughout the property.
